Industrial unit or shopping centre?
Each type of premises changes the rent, the audience and your busiest hours.
In short: An industrial unit usually offers more height and lower rent, but you have to attract every customer yourself. A shopping centre brings footfall and parking, in exchange for higher costs and less freedom. Adding a park to a leisure centre makes the most of an audience you already have.
What changes with each one?
| Industrial unit | Shopping centre | Leisure centre | |
|---|---|---|---|
| Height | Usually more | Needs checking | Depends on the building |
| Audience | You attract it | Already passing by | Already yours |
| Opening hours | Your decision | Set by the centre | Your decision |
